Former crocodile farm launching as residential development

A new private property project located on the site of the former Singapore Crocodile Farm at Upper Serangoon Road is launching soon, revealed email marketing brochures from property agents.

Known as One Surin (pictured), the freehold cluster housing development is being jointly developed by ACT Holdings, ACO Architects, Nobel Design Holdings, and Pinnacle Assets Group.


Comprising just 27 units of three-storey landed homes consisting of four-bedroom+study units, sizes at One Surin will range from 3,681 sq ft to 5,264 sq ft.

Each house features a private lift and two parking lots while selected units will have a Jacuzzi. Communal facilities include a swimming pool, children's playground and water features.


PropertyGuru understands that prices will likely start from $3 million and upwards. Average prices for the project are in the range of $600 to $800 psf.


Dr Tan Tee Khoon, Executive Director of Knight Frank said: "All 21 units of Charlton Residences were sold at a mean price of $2.8 million per unit. Charlton 27 was launched last year with a transacted psf price of $615 to $805. As such, One Surin is competitively priced."

Meanwhile, the site's colourful past as a crocodile farm is a talking point to draw potential buyers. Before it closed in mid-2012, the farm which was started in 1945 was the first of its kind in Singapore and housed more than 100 crocodiles. The reptiles were bred for their skins which were made into wallets and handbags, among other products.


But Tan explained that the key attraction of this project is its location within a landed housing estate, proximity to good schools and two MRT stations (Serangoon Interchange and Kovan MRT station), as well as accessibility to shopping malls such as NEX and eateries along Simon Road.
